What to Know Before You Build A Fence In Overland Park
Overland Park is one of the largest cities in the Kansas City metro, and it has its own set of fencing regulations that homeowners need to follow. If you’re planning a new fence or even replacing a big chunk of an existing one, here’s what you need to know.
Do I Need a Permit to Build a Fence in Overland Park?
Overland Park requires a fence permit for any new fence or wall, any extension of an existing fence, and any replacement or reconstruction of 50% or more of the total linear length of your existing fence. So if you’re just replacing a few damaged sections, you may not need a permit — but if you’re rebuilding most of it, plan on getting one.
Height Restrictions
The maximum fence height in Overland Park is eight feet above average grade. That’s significantly more generous than some neighboring cities, giving homeowners more flexibility for privacy and security. However, height is just one piece of the puzzle — where you can place that fence matters just as much.
Placement Matters
Front yards are the most restricted. You generally cannot build a fence in front of your home or forward of the front platted building line. The one exception is a decorative entry fence, which must be three feet or shorter, extend no more than twelve feet in front of the house, stay at least fifteen feet from any street right-of-way, and cannot fully enclose an area without an ungated opening of at least 36 inches. Rear yard fences can typically go right on the property line, but double frontage lots that back up to a street must keep fences at least fifteen feet from the rear property line. Side yard fences can go on the property line but must stay at least fifteen feet from any street right-of-way. No fences are allowed in platted landscape easements unless they’re part of an approved master fence plan.
Design Standards
Overland Park requires all fences to be built with the finished side facing outward — meaning your neighbors and the street see the clean face with pickets fully exposed, while the posts and rails stay on your side. Fence segments that run along a designated thoroughfare must also include a gate opening to allow access for maintenance and mowing between the fence and the street. Wood fences, steel fences, iron fences, and chain link fences are all allowed in Overland Park.
