What to Know Before You Build A Fence In Leawood

Do I Need a Permit to Build a Fence in Leawood?
Every fence in Leawood requires a building permit and they take it seriously. If you start a fence installation without a permit, there is a high chance Leawood will find out and stop work on the project and double your permit fee. Being in the fence industry for so long, we know this to be a fact. There’s no minimum size that lets you skip the process. You’ll need a detailed plot plan showing your property lines and where the fence will go, a completed permit application noting the height and material, and your contractor must hold a valid City of Leawood license. Height Restrictions
The standard maximum fence height in Leawood is four feet. That’s lower than a lot of homeowners expect. However, if you have a pool or hot-tub, you may be able to install a 6-foot fence. Pool fences have a minimum height of four feet and gates must be self-closing and self-latching. Sport court fences can go up to twelve feet but have their own approval process. If your house backs up to a busy road like Roe, or Nall, you may be able to get an exception and install a 6-foot-tall fence, but it requires Leawood Board of Zoning approval that you must petition for.

You can’t put a fence in front of your home or forward of the building line as it extends to the side property line. Corner lots have additional restrictions; fences can’t extend beyond the build line on the street-side setback. Interior rear fences can typically go right on the property line, but through lots have setback requirements from the street. And keep in mind that fences built within utility easements can be removed by the city for maintenance at your expense. Don’t worry though. Leawood allows cedar, treated wood, wrought iron, steel, chain link, PVC-coated chain link, and vinyl with a wood appearance. Electric and barbed wire fences are prohibited in residential areas.
