What to Know Before You Build A Fence In Prairie Village

Prairie Village has specific fencing regulations homeowners need to follow. Whether you’re installing a brand new fence or replacing an old one, here’s a straightforward breakdown of the rules.

Do I Need a Permit to Build a Fence in Prairie Village?

Prairie Village requires a building permit for every fence and retaining wall, no exceptions. You cannot start building until the permit has been approved by the Building Official. You’ll need to submit a plot plan showing the location, dimensions, and proposed materials and design. Corner lot fences require an additional onsite inspection to determine distance from side streets before a permit will be issued.

Height Restrictions

The standard maximum fence height in Prairie Village is six feet. However, fences located within the allowable building setbacks can go up to eight feet. Height is measured as the average distance from finished grade to the top of the fence panel, excluding posts, which can extend up to eight inches above the panel. If your yard isn’t level, the Building Official may measure height in eight-foot sections along the fence line. One important detail: if you’re combining a fence with a retaining wall or berm, the total height of both together still can’t exceed the height limit.

Placement Matters

Standard fences cannot be placed in the front yard. They can attach to or extend from the front corner of your house, but that’s the limit going forward. Decorative fences, defined as at least 50% open and no taller than two and a half feet, like split rail or wrought iron, are the only type allowed in front yards, and they must stay at least ten feet from the street right-of-way. Corner lots have their own setback rules. Street-side fences must be at least five feet from the right-of-way, or fifteen feet if an adjacent lot faces the side street, whichever setback is greater. Through lots with rear fencing must include a gate for right-of-way access. If there are questions you can always meet with a PV inspector to be absolutely clear on where you can build.

Drainage and Easements

Your fence cannot restrict natural surface drainage or redirect water flow. Fences shouldn’t be built in drainage easements if they’d affect stormwater, and anything built in a utility easement is at your own risk. The city or utility company can remove it to access infrastructure, and they’re not responsible for replacing it.

Materials

Wood fence, steel fence, chain link fence, and iron fence are all allowed in Prairie Village.
